Pakistan Mein Property Taxes 2026: Sec 236C Aur 236K Ki Mukammal Maloomat Aur WHT Calculator Ka Istemal

Pakistan mein real estate hamesha se sarmaya-kari (investment) ke liye sab se pasandida sector raha hai. Chahay woh ghar banana ho, plot khareedna ho, ya commercial shop mein invest karna—har koi apni bachat ko zameen mein lagana chahta hai. Lekin, property ki khareed-o-farokht (buying and selling) ab pehlay jaisi sadah nahi rahi. Federal Board of Revenue (FBR) ne tax nizam ko sakht aur digitalized kar diya hai.

Agar aap property deal karne ja rahe hain, toh aapne WHT (Withholding Tax) ka naam zaroor suna hoga. Bohat se log deal ke aakhir mein pareshan ho jate hain jab unhein pata chalta hai ke unhein lakhon rupaye tax ki surat mein dene hain. 1. Property WHT Kya Hai? (Sec 236C aur 236K Ki Tashreeh)

Pakistan ke Income Tax Ordinance ke tehat property transactions par do tarah ke main withholding taxes lagte hain. Inhein samajhna har buyer aur seller ke liye lazmi hai.

Section 236K: Purchaser (Khareedar) Par Tax

Jab bhi aap koi property khareedte hain, toh aapko uski registry ya transfer ke waqt FBR ko ek khaas raqam tax ki surat mein deni hoti hai. Ise Section 236K kehte hain. Ye tax property ki kul maliyat (FBR valuation) par lagaya jata hai.

Section 236C: Seller (Faroxt-karnay wala) Par Tax

Jab aap apni koi property bechte hain, toh us par jo tax lagta hai use Section 236C kaha jata hai. Pehlay ye tax sirf un properties par hota tha jo 4 saal ke andar bechi jayein, lekin ab naye qawaneen ke mutabiq iska itlaq (application) mukhtalif hai. Seller ko ye raqam transfer ke waqt ada karni parti hai.

2. Tax Rates 2026: Filer, Late Filer aur Non-Filer Ka Farq

Pakistan mein tax ki dar (rates) is baat par depend karti hai ke aapka FBR status kya hai. AM Tax & Corporate Hub ki research aur latest reference table ke mutabiq, rates mein zameen-asman ka farq hai.

Active Filer (Zimmedar Shehri)

Agar aap apna tax return waqt par file karte hain aur aapka naam Active Taxpayer List (ATL) mein hai, toh aapko sab se kam tax dena hoga.

  • Khareedne par (Buy): 1.5% se 2.5%

  • Bechne par (Sell): 4.5% se 5.5%

Late Filer (Waqt par file na karne wale)

Woh log jo filer toh hain lekin unhon ne deadline ke baad return jama karwaya, un par tax thora zyada hota hai.

  • Khareedne par (Buy): 4.5% se 6.5%

  • Bechne par (Sell): 7.5% se 9.5%

Non-Filer (Ghair-registered)

FBR ne non-filers ke liye property deal ko nihayat mushkil aur mehnga bana diya hai taake log tax net mein shamil hon.

  • Khareedne par (Buy): 10.5% se 18.5%

  • Bechne par (Sell): 11.5%

Note: Rates property ki location aur FBR valuation table ke hisab se tabdeel ho sakte hain.

  1. Transaction Type: Sab se pehlay select karein ke aap property khareed rahe hain (236K) ya bech rahe hain (236C).

  2. Taxpayer Status: Apna status select karein (Active Filer, Late Filer, ya Non-Filer).

  3. Property Value: FBR ki valuation ke mutabiq property ki raqam enter karein.

  4. Calculate: Button dabate hi aapke samne "Withholding Tax Payable" ki raqam aa jayegi.

Is tool ki sab se bari khoobi ye hai ke ye aapko Export to PDF ki option deta hai, taake aap apni calculation ko save kar saken aur apne property agent ya lawyer ke saath share kar saken.

4. FBR Valuation vs Market Value: Farq Samjhein

Zakat aur Tax ki calculations mein log aksar yahan galti karte hain. Property WHT market value par nahi, balkay FBR Valuation Table par lagti hai.

  • FBR Valuation: FBR har shehar ke ilaqon ke liye ek rate muqarrar karta hai.

  • DC Rate: District Collector ki taraf se muqarrar karda rate.

  • Market Value: Woh qeemat jis par waqai sauda hota hai.

Aksar suraton mein, tax hamesha FBR rate ya DC rate mein se jo zyada ho, us par calculate kiya jata hai. Hamara calculator aapko inhi official rates ke mutabiq takhmeena (estimate) dene mein madad karta hai.

5. Filer Banne Ke Faide (Save Money!)

Jaisa ke aap ne oopar diye gaye rates mein dekha, ek Active Filer aur Non-Filer ke darmiyan tax ka farq lakhon mein hota hai.

  • Misal: Agar aap 1 crore ki property khareed rahe hain, toh Filer hone ki surat mein aapko shayad 2.5 lakh tax dena paray, lekin Non-Filer hone ki surat mein ye raqam 10 lakh se bhi upar ja sakti hai.

  • Naseehat: Property deal se pehlay apna status Active karwaein. AM Tax & Corporate Hub aapko sirf 24 ghanton mein filer banne mein madad de sakta hai.

  • Smart Planning: Hamesha deal karne se pehlay accurate numbers ke saath plan karein taake legal issues se bacha ja sakay.
